How we price it
Your property has two values. We pay from the higher one.
The first value is the one every cash buyer works from: what the home would sell for fixed up, minus a repair budget and a margin. That math is fine as far as it goes, but it charges you for every year the roof got older.
The second is what the property could become — a full remodel, a new home, or two where there's room for two. That depends on the land: size and shape, what's allowed there, whether it can be split, irrigation, views, and what finished homes on the street actually sell for.
We run both numbers and make our offer from whichever is higher. On an oversized, irrigated or split-eligible lot it's usually the second one, which is how we end up paying more than a buyer who only ever looks at the house.

- Repairs, cleanout, staging, showings, inspections or an agent on your side of the table.
